Tenant Inc. and TractIQ have announced the full deployment of their platform integration, bringing competitive market intelligence directly into Tenant Inc.’s Hummingbird property management system (PMS). The collaboration, first introduced as a strategic partnership at the Storelocal Innovation Summit in February 2025, now incorporates TractIQ’s market data into Hummingbird’s Rate Management, Rent Roll Reports, and Management Reports.
For self-storage operators, gathering competitor pricing information has traditionally meant conducting manual street surveys. Such research can be labor-intensive, quickly become outdated, and only capture information that is visible externally. The new Tenant Inc.-TractIQ integration eliminates the need for this process by placing competitor pricing information directly within Hummingbird.
Operators can now compare their pricing with competing storage facilities located within a 3-, 5-, or 10-mile radius, using rates for comparable unit types while working within the same tools they use to make pricing decisions.

The TractIQ integration is available through three key areas of Hummingbird:
Rate Management: Operators can view current competitor street rates for comparable unit types at nearby facilities while determining their own pricing. Rent Roll Reports: Existing rental rates can be compared with average street rates from facilities within a chosen radius, making it easier to identify properties that are priced above or below prevailing market levels. Management Reports: Reports now include a snapshot of competitor pricing in the surrounding market, giving operators additional context without requiring separate market research.
